What I Wish Every Homebuyer Knew Before They Started House Hunting

Buying a home is one of the biggest milestones in life. It’s exciting, emotional, and can also feel a little overwhelming. Between scrolling through listings, talking to lenders, hearing advice from family and friends, and seeing countless videos on social media, it’s hard to know what information to trust.

If we were sitting down for coffee, these are the things I’d want to tell you before we ever started looking at homes.

1. You Don’t Have to Know Everything

One of the biggest misconceptions I hear is, “I don’t even know where to start.” The truth is…you don’t have to, that’s what I’m here for. I don’t expect my clients to know every step of the buying process. My job is to guide you, answer your questions, explain what’s happening, and make sure you know what comes next.There are no silly questions, and I promise you won’t be the first person to ask them.

2. Your Perfect Home Might not be your First home

I know…this one isn’t always fun to hear. Every home has trade-offs. Maybe it’s the perfect kitchen but a smaller backyard. Maybe it’s the dream neighborhood but an older bathroom. Instead of searching for perfection, I encourage my clients to focus on what matters most to them. The right home is the one that fits your lifestyle, your budget, and your long-term goals.

3. Don’t Fall in Love with the Photos

We’ve all done it. You see a beautiful listing online and immediately picture yourself living there. Then you walk through the front door and realize… You’ve been catfished. Maybe the photos were taken with a very…creative camera angle. Pictures tell part of the story, walking through a home tells the rest.

4. Your Budget Should Help You Sleep at Night

Just because you’re approved for a certain amount doesn’t mean you should spend it.One of my favorite conversations to have with buyers is about finding a monthly payment they’re actually comfortable with not just what a lender says they qualify for. At the end of the day, I want you to love your home and feel good about your finances. Peace of mind is priceless.

5. Don’t Skip the Home Inspection

Even the most beautiful homes can have hidden issues. A home inspection isn’t about finding reasons not to buy a house. It’s about understanding the home you’re purchasing and feeling confident in your decision. Think of it as getting to know your future home a little better and understand what you are walking into.

6. It’s Okay to Walk Away

This one can be hard, especially if you’ve already pictured your furniture in the living room. But sometimes walking away is the best decision.Maybe the inspection uncovers significant issues, maybe the numbers no longer make sense, maybe something just doesn’t feel right. Trust the process and trust yourself.

7. Buying a Home Is Emotional…and That’s Okay

People often think buying a home is just about numbers, It isn’t. It’s where birthdays will be celebrated, It’s where holiday traditions begin, It’s where kids grow up, dogs chase tennis balls in the backyard, and friends gather around the kitchen island, homes become part of our stories. That’s why I think to myself that behind every transaction is a family making a BIG life decision.

8. Choose an Angent You Trust

Buying a home isn’t just about finding someone to unlock doors, you want someone who’s going to educate you, advocate for you, negotiate on your behalf, and help you make informed decisions. Someone who’s honest enough to tell you when a home isn’t the right fit, someone who celebrates with you when you find “the one.” That’s what I strive to be every single day.

If there’s one thing I hope every buyer knows, it’s this:

You don’t have to have everything figured out before you get started. Whether you’re planning to buy next month or next year, it’s never too early to ask questions or start making a plan. Some of my favorite conversations are with people who simply want to understand the process. There’s no pressure, no sales pitch, and no expectation that you’re ready today. I really believe that informed buyers make calm confident buyers.
